Two-Floor Lab and Office Renovation

AbbVie is a biomedical and pharmaceutical company dedicated to discovering and delivering innovative medicines and solutions that enhance people’s lives. Timberline was brought on to complete the upgrade of their lab and office space in Waltham to better support the company’s research and development efforts.

One of the most challenging aspects of the project was managing the evolving MEP scope due to unforeseen conditions in the adjacent leased space. Unexpected changes required the team to reassess the schedule and make adjustments to limit the impact on the timeline. Working in an occupied facility necessitated meticulous coordination of shutdowns and material deliveries with the client, vendors and tenants to minimize disruptions during daily construction activities. During the project, Abbvie acquired ImmunoGen and their space at 830 Winter Street, which added complexity to ensuring all new construction met AbbVie’s corporate standards.

The completed renovations include HVAC, electrical and lighting upgrades, a new flooring system and updated lab furniture. We converted a portion of the existing office into additional lab space and upgraded MEP systems, installing fume hoods, flooring and new casework to support AbbVie’s expanding operations. Additionally, Timberline provided full as-built documents of MEP systems, covering occupied areas beyond the initial project scope, ensuring AbbVie has a complete set of drawings for future projects.
