Office-to-Lab Conversion successfully attracting life science companies

Celera Properties acquired 600 Federal Street in Andover with the intent of updating and converting the office building into lab-ready space. To realize this vision Timberline, working alongside VIVO Architects, recently completed two fully-functional spec lab suites with 50/50 office-to-lab space. This build-out includes new supply and exhaust air handling units, pH neutralization facilities and connections, along with a new boiler plant.

In addition to lab-ready space, we completed upgrades to the building entry and common space including a seating area, shared café and fitness facility to be utilized by all building tenants. With the two newly completed spec suites recently leased to Sarepta Therapeutics and Univercells, Celera has plans to convert the remainder of the 120,000 SF building for additional space. Our team is also making progress on exterior building upgrades to be completed in 2024.
