101 Station Landing
Medford, MACOMMON AREA IMPROVEMENTS AND MULTIPLE FIT-OUTS
Timberline has completed both common area improvements and tenant fit-outs at 101 Station Landing, a 160,000 SF five-story office building with a diverse tenant base.
Two floors of the building were subdivided into three tenant spaces with all new ceilings, partitions, finishes and light fixtures as well as restroom upgrades. Comprehensive HVAC, fire protection and electrical upgrades were completed to accommodate multiple tenants.
The largest fit-out comprised the 25,000 SF demolition and creation of a new headquarters for Cambridge Systematics featuring open and private offices, meeting rooms and a collaborative dining area.
Timberline also completed fit-outs for Six Red Marbles (10,000 SF), Language Scientific (10,000 SF), DNV Kema (9,000 SF) and Best Corp Local (12,000 SF) – many on fast-track schedules and simultaneously. Almost all of the tenant improvements required a complete replacement of MEP, fire-protection and tel/data systems.
The work required expert scheduling and safety coordination considering the multiple floors of occupancy and business-hour restrictions.
